A Message To Our Applicants
Welcome to Powell Management. We hope you find this property meets all of your needs. For your convenience, the following is a brief overview of the general guidelines used to process an application
Application Form – Each adult (17-1/2 and older) wishing to live in one of our properties must fill out an application and be approved. All sections of each application must be complete and accurate. The fee for this is $42, non-refundable, plus $3.00 credit card fee, if done online.
Employment – In order to verify that there is adequate income to make rental payments, we expect all applicants to have at least twelve (12) months of current verifiable employment, and the gross income must be equal to three times the monthly rental amount (2 ½ times for qualified properties).
Rental History – In order to verify that the prospective tenant has demonstrated a desire to meet lease/rental obligations, we expect all applicants to provide 6 months of positive verifiable current rental history on a written agreement. We also expect all applicants to provide 6 months of positive verifiable previous rental history on a written agreement.
In General – We want to verify the amount of current rent and that the rental was paid in a timely manner, that the property was kept in good condition, that there is no history of complaints from other tenants, that all lease obligations have been met, and that the tenancy has been a positive experience.
Credit History – In order to verify that the prospective tenant has demonstrated fiscal responsibility, we expect all applicants to have positive credit history for 1 year. Any applicant whose credit history reflects apartment collections of civil judgments, evictions, or more than $400 in collections (excluding medical) will be denied tenancy.
Public/Criminal Record – We take great pride in keeping our properties crime-free, and all applicants are screened for a possible criminal background.
No person shall be denied the right to rent one of our properties based on applicant’s race, color, religion, national origin, sex, age, disability, marital status or familial status.

- In order to process your application in a timely manner, we must have you:
- Use BLACK INK when filling out the application and print boldly and clearly.
- One applicant per application.
- Fill out all of the questions on the application. Do not leave any blanks.
- If application is submitted online, a credit card fee of $3.00 is required for each application.
- If mailing in or dropping off, acceptable forms of payment are: cash, check, or money order.
- Make sure you have listed correct daytime phone numbers for all applicants, landlords (current & previous) and your employer.
- Sign the application. We cannot process the report without a signature.
- Please return completed application with a check, cash or money order for $42.00 payable to Powell Management, or submit online for $45.00.
